About Sell My Storage Facility

About Sell My Storage Facility

We are a Nevada-based buyer focused on one kind of property: self-storage. Below, you will find what we do, how we conduct ourselves in a facility transaction, and what we will not claim.

A Buyer That Focuses on Storage

Sell My Storage Facility exists to buy self-storage properties directly from the people who own them. We are not a brokerage and we do not list properties for other buyers. Any offer we put in front of an owner comes from us as the party intending to buy.

What we buy

Drive-up facilities, climate-controlled buildings, RV and boat yards, small rural sites, owner-run operations and land planned for expansion. Owners of outdoor yards can read about how we look at RV and boat storage, and owners of unbuilt acreage can read about selling land meant for a future phase.

Where we buy

Across Nevada, from the Las Vegas valley to the northern part of the state. Our overview of the Nevada markets we cover describes how demand differs by area, including Henderson and the Carson City region.

How We Conduct Ourselves in a Deal

We put things in writing

Offers arrive as a written letter of intent, and every material term, from deposit to closing date, is spelled out. If a term changes, the change is written down too.

We keep your business private

We will sign a confidentiality agreement before reviewing financials, and we do not discuss your facility with tenants, staff, competitors or anyone else without your permission.

We respect the people at the property

Tenants keep their units and their rental agreements. We talk with you openly about on-site managers and staff, and we would rather plan a fair transition than surprise anyone at closing. Families handling an inherited storage property and partners working through a buyout or exchange often appreciate that patience most.

Put the Facility in Front of a Direct Buyer

Send the address and whatever basics you have on hand. We read it, call with a handful of questions about the operation, and only after that talk about price. Sending this does not commit you to anything.

Handy to have nearby, though nothing is required to begin:

  • Approximate unit count and the mix of sizes
  • A recent rent roll or occupancy report
  • The last twelve months of income and expenses
  • Which management software and gate system the site runs

The Owners We Usually Hear From

Most conversations start with someone who has carried a facility for a long time. Some built it on land they already owned and added buildings as demand grew. Others bought an existing site and ran it with a spouse, a relative or a single long-time manager. Many are tired of the late-night alarm calls, the collections, and the summer when every door spring seems to fail at once. Some simply want to turn a working business into a cleaner asset before retirement or to leave heirs something simpler to divide.

We also hear from heirs who live far from Nevada, from partners who no longer share a plan, and from investors who bought a struggling site and want out. The conversation is the same in every case: what the property is, what you need from a sale, and whether we are the right buyer for it. Owners whose facilities have slipped, with empty units or unpaid balances piling up, are welcome too; our notes on facilities that are underperforming explain how we approach them without judgment.

What We Will Not Claim

Some buyers advertise closing speeds, transaction counts and testimonials that cannot be verified. We would rather earn trust in the open. We do not guarantee a closing date before diligence, we do not publish a formula for pricing, and we offer no legal or tax advice to owners. What we do promise is simple: we buy for cash, we buy as-is, a direct sale carries no agent commission, and you choose the closing date. You are encouraged to verify any buyer, including us, and the steps for doing that are covered in our answers for storage sellers. When you are ready, the contact page is the place to start a confidential conversation.
